Zarpia organises the paperwork of owning a rental property: bills, booking statements, receipts and rental income, sorted by property and year, for you and your accountant to review.

It works for an investment property anywhere in the world. For owners in Australia, Spain and Italy, Zarpia goes a step further and organises the figures your country's rental rules ask for. It never files anything on your behalf.

HOW IT WORKS
- Add your properties, wherever they are.
- Connect Gmail or Outlook (read-only) and choose which senders to watch: your property manager, booking platforms, utilities, insurer. Or upload documents yourself.
- Zarpia reads each document and records the amounts, dates and suppliers against the right property and year, in the document's own currency.
- Check and confirm what it found. Anything you enter by hand is always free to see.

COUNTRY SUPPORT
- Spain: for non-resident owners filing Modelo 210 and residents declaring rental income. Figures and supporting documents organised for you or your gestor to review.
- Australia: for Australian tax residents. Rental income, expenses and depreciation organised by financial year, including property overseas.
- Italy: for Italian tax residents letting short-term. Figures organised under cedolare secca or the ordinary regime, for you and your commercialista to review.

WORLDWIDE: OVERSEAS INVESTMENTS FOR AUSTRALIAN RESIDENTS
Got bank, broker or bond accounts outside Australia? Forward the statements, in any language, and Zarpia records the interest, dividends, coupons and capital gains, converted to Australian dollars with Reserve Bank of Australia rates and organised for your accountant to review. Optional yearly add-on.
